How it works

  1. Principal and interest come from the loan: the price minus your down payment, over the term at your rate.
  2. Property tax is estimated from your zip code.
  3. With less than 20% down (and not on a VA loan), mortgage insurance is added.
  4. Insurance, HOA and utilities are added as you enter them.

The payment isn’t the whole cost

Tax and insurance can add hundreds a month. Plan for the full number, not the one in the ad.

Sprout, drawn in ink

count the whole house, not just the loan.

Questions

How is property tax estimated?

From a sample rate for your zip code’s region. Your county’s actual rate may differ; the listing or the county site has it.

When does mortgage insurance go away?

Usually once you’ve paid down to 80% of the home’s value. Ask your lender about yours.

How accurate is this?

It’s an estimate from the numbers you enter. Real statements and rates vary a little.

Is this calculator free?

Yes. No sign-up. It’s in the pinchd app too, where the answer fits into your actual paychecks.
